Main Line Victorian, and What That Means Below Ground

Strafford is a Main Line community in Tredyffrin Township, on the old Pennsylvania Railroad line that gave the Main Line its name, in the 19087 ZIP shared with Wayne and Chesterbrook. Its character is defined by the late nineteenth and early twentieth century suburban development that followed the railroad — substantial Victorian and early twentieth century houses, many on generous lots, interspersed with later infill and a good deal of mid-century and modern housing.

Two building generations dominate the mold work here, and they fail in completely different ways.

The Pre-1940 Houses

Large late-Victorian, Colonial Revival, Tudor Revival and Arts and Crafts houses built between roughly 1880 and 1930. Stone or brick with plaster on wood lath, stone or early block cellars, and, in a great many cases, original galvanised steel supply piping and cast-iron drain stacks.

Cellars with no damp-proof course

Foundations of this era were built without any capillary break between the footing and the wall. Water is drawn upward through the masonry continuously. The signature is dampness that is constant rather than correlated with rain, concentrated at the base of the wall and diminishing with height, frequently accompanied by white efflorescence — the crystalline bloom left when water carrying dissolved salts evaporates at the inside face.

This is manageable, not curable. What breaks these cellars is the attempt to cure it: cementitious waterproof coatings on the interior face trap water in the masonry, and framing an insulated stud wall against the stone creates the cold, dark, permanently damp cavity that produces the worst concealed mold we find in Main Line houses.

Ageing plumbing inside walls

Galvanised supply pipe corrodes from the inside, loses bore and eventually perforates. Cast-iron drain stacks corrode at the base of the run and leak into cellars, often for years before anyone notices. Both are original to many of these houses and both are decades past service life. A slow leak inside a plaster wall is one of the harder things to find and one of the more reliable producers of Stachybotrys, because it delivers exactly the sustained saturation that organism requires.

Plaster on wood lath

Behaves differently from drywall. Lime plaster itself is comparatively inhospitable to fungal growth and tolerates brief wetting better than gypsum board. The wood lath behind it, however, is cellulose, and the cavity between lath and framing is difficult to access and frequently packed with a century of debris. Growth there is genuinely hard to reach.

Complex roofs and ice damming

Victorian rooflines — multiple gables, dormers, valleys, turrets, porch roofs meeting main walls — produce many more flashing details than a simple roof, and every one is a potential water entry. They also produce more ice dam locations: valleys and low porch roofs collect meltwater that refreezes at cold edges, backs up under the shingles and enters at the top plate. The resulting damage frequently does not stain visibly until the following summer.

Third floors and finished attics

Many houses of this era have a finished or partly finished third floor. Where a knee-walled or dormered attic space was finished without adequate insulation and air sealing, you get the Cape Cod problem at a larger scale: unconditioned voids behind the finished surfaces, warm air leaking in, and condensation on cold sheathing.

The Post-1950 Houses

Strafford also contains substantial mid-century and later housing — ranches, split-levels, colonials and later infill. These carry the standard regional pattern: kneewall attic cavities where applicable, partially below-grade finished lower levels in the splits, bath fans of uncertain termination, degraded original foundation waterproofing, and where basements were finished in the 1980s or 1990s, the stud-wall-and-fiberglass assembly that fails reliably across this county.

Pre-1978 Buildings: Lead and Asbestos
