The pattern across the county

Four Geographies, Four Different Problems

Coverage here is not nineteen versions of the same page. The county divides into four distinct moisture environments, and which one a property sits in determines almost everything about how it fails.

The river corridor

Norristown, Bridgeport, Conshohocken, Royersford and the Perkiomen at Collegeville. Category 3 floodwater, a shallow water table, and a large body of post-Ida work that was never verified. Flood exposure dominates everything else.

The Main Line stone belt

Gulph Mills, Wayne, Strafford, Villanova and parts of Valley Forge. Fieldstone with no damp-proof course, original galvanised and cast-iron plumbing inside plaster, and damage caused mostly by modern repair materials.

The postwar and subdivision belt

King of Prussia, Maplewood, Buttonwood, Plymouth Meeting, Blue Bell, Lansdale, North Wales, Chesterbrook. Kneewall attics, bath fans venting into attics, and above all the finished basement built the conventional way.

The new tight envelope

Eagleview, King of Prussia Town Center, the Village at Valley Forge and the newest townhome stock. Nothing leaks; the problem is that household moisture cannot get out without mechanical ventilation.

Which one are you in?

If you are not sure, the seasonal pattern usually settles it. Damp after heavy rain points at the river corridor or a drainage fault. Constantly damp at the base of a wall with white bloom points at the stone belt. Damp in July and dry in January points at the postwar and subdivision belt. Condensation on windows and in closets in a house under fifteen years old points at the tight-envelope group.
