Start Here: Which Service Do You Actually Need?

Mold work is sold as a list of services, which is not how anybody experiences the problem. You experience a smell, a stain, a flooded basement, or a sentence in a home inspection report. This page maps the situation you are in to the service that addresses it — and in several cases, to the honest answer that you may need less than you were expecting.

The Order Almost Every Project Follows

Whatever the specific service, legitimate work follows the same sequence. If a proposal you have been given skips a step, ask why in writing.

  1. Find the waterThermal imaging, moisture metering and dew point analysis identify the source. Everything downstream depends on this being right.
  2. Define the extentMap how far contamination actually travelled, which is almost always further than the visible edge, and put it in a written scope.
  3. ContainPolyethylene barriers, sealed HVAC registers and HEPA-filtered negative air so the work does not contaminate the rest of the building.
  4. RemoveContaminated porous material is cut out and bagged. Non-porous surfaces are HEPA-vacuumed and cleaned. Treatment comes after cleaning, never instead of it.
  5. DryDehumidification to documented numeric moisture targets, logged daily. Finished when the meter says so.
  6. Verify independentlyThird-party clearance testing by someone with no financial stake in the result.
  7. Correct and rebuildFix the underlying moisture defect and rebuild with an assembly that will not fail the same way.

Start With a Phone Call

Call and tell us what you are dealing with. Describe what you can see or smell, where it is, when it started, and how old the building is — a mold specialist will talk it through with you: what it is likely to be, whether it is urgent, what a legitimate scope of work should contain, and what it should cost in this market.

There is no charge, no obligation, and nobody needs to visit before that conversation happens. In a meaningful number of calls the useful answer turns out to be that you do not need to hire anybody at all — and you will get that answer too.

Because Pennsylvania licenses none of this

There is no state licence, registration or certification requirement for mold inspectors or remediation contractors in Pennsylvania. Anyone may legally offer this work. Before hiring — whether through us or anyone else — ask for proof of general liability and pollution liability insurance, IICRC S520 certification, a written scope naming containment method and clearance criteria, confirmation that clearance testing will be performed by an independent third party, and a PA HIC registration number for any construction or repair work.

Frequently Asked Questions

Independent contractors working in your area. You are quoted by them and you contract with them directly — nothing is marked up because you came through here, and the call costs you nothing either way. Worth knowing before you hire anyone: Pennsylvania licenses no mold contractors, so checking insurance, IICRC certification and PA HIC registration is your job. The seven documents to ask for, and where to check them free, are listed here.
